It is vital to have heating. So, this should be your main concern. Specially if you have kids in the property. You should make sure that the landlords have all necessary documents such as (Energy Performance
certificate) and Gas Safety Certification and Boiler service

Kitchen
- Test the fridge/ freezer if they are in good working order and the doors are closing properly
- The cooker: if the cooker is in good working order, open the oven and take a picture for further references
- Check the van if it is in a good working order
- The microwave in any if it is in good working order and take a picture of the inside
- Make sure that the door is shutting properly
- The kitchen cupboard doors and handles if there are closing and properly fixe
- Make sure that every item listed in the inventory is working are there should do
Bathroom
- The toilet: you must make sure that the toilet is flushing and properly and in good working order. Plumbers are very expensive specially in emergencies
- The bathroom and sinks are in good working order

As a tenant you should protect your deposit by making sure that you test everything listed in the inventory list in case of conflict at the end of your tenancy. Although you have your money protected by a deposit
scheme, it will not be protected if it Is used to paid for damages that you caused and liable for
