Problem with Landlords
- Protecting your deposit is a legal requirement
- The landlord can only retain the deposit for these reasons in case of dispute. The most common are:
- Landlord claiming damage to the property and redecoration
- The landlord claiming for cleaning cost
- General wear and tear. This classify as reasonable use of premises by the tenant and the ordinary operation of natural forces
- Use of the tenancy agreement
- Use the check in and out inventory reports
- Use the pictures or video made on the date of the inventories
- Check your pet(s) agreement if it is a separate close
- Invoices / receipts / estimates and quotations for repairs made
- Proof of rent payment for rent arrears

You the tenant is responsible for putting right damage that they have caused to the property. At the end of your tenancy a you should put right any damaged you have caused and put the property back in the condition
it was at the beginning of your tenancy. If you fail to do so, then the landlord will justify the need to use your deposit to pay for your damages
