New Tenants
- Is ready to pay a monthly rent without fail.
- Is the one that will pay his/her rent on time with the right amount.
- Is the one that pays a deposit part of the tenancy agreement requirement.
- Is the one that looks after the accommodation, he/ her is renting.
- Is the one that makes the necessary repairs which are not listed as the landlord responsibility.
- Is the one ready to respect his landlord.
- Is the one who will be a good respecting the rules and obligations attached to the lease of the tenancy.
- Is the one who will make sure he/she is not a bad neighbour to other, respect the noise and hygiene rules of the council, and also respect their building and environment.
Custodial Scheme
- You pay the deposit to the landlord or letting agent which in turn pay the deposit in a scheme.
Insurance Scheme
- You pay the deposit to your landlord or letting agent which in turn retains the deposit and pays a premium to the insurer.
- You must give your landlord access to the property to inspect it or carry out repairs.
- Your landlord must give you at least 24 hours’ notice and visit at a reasonable time of day, unless it’s an emergency and they need immediate access.
- You must take good care of the property. Clean and keep it safe and free of vermin (rats, mouse, cockroaches etc).
- Turn all water tabs off each time you get out of the property.
- You must pay the agreed rent, even if repairs are needed or you’re in dispute with your landlord.
- You must pay additional charges linked to the property as agreed with the landlord,
Example of charges
- The Council Tax or utility bills.
- Maintain the garden if any.
- Maintain the parking areas if any.
- Keep the inside and outside of the property clear of garbage or unwanted items.
- Call the council if you want to dispose of large and unwanted object you want to take to the tip.
- When cutting the garden grass use the correct disposal material and respect your local council regulations in dealing with refuge of all sorts.
- You should repair or pay for any damage caused by you, your family or friends.
